For most of the last two decades, "meeting up in Huntersville" meant meeting at Birkdale Village. That is quietly no longer true.
The map of where people actually eat, shop, and gather in this town is getting redrawn in real time. Some of it is the Birkdale renovation finally showing itself in occupied storefronts. Some of it is Rosedale and the Exit 25 corridor filling gaps that Birkdale used to own by default. And starting this fall, an NCDOT project will change the drive between all of them. Here is what has actually shifted, block by block, as of August 2026.
Birkdale Village is a different place than it was a year ago
The Birkdale you remember from 2023 has largely turned over. Suffolk Punch Brewing opened the lower level of its new space at 16912 Birkdale Commons Parkway on December 16, 2025, running a full scratch kitchen and coffee bar alongside the taps. The rooftop is still to come. If you have not walked through since spring, that alone is worth a lap.
Burtons Grill & Bar is also now open at Birkdale Place, at 6,085 square feet with 152 interior seats, a 28-seat bar, two private dining rooms, and a 93-seat patio split between a covered side with fans and heaters and an open side with umbrellas. It is a bigger footprint than most of the restaurants Birkdale has added in the last cycle, and it slots into a section of the property that had been quieter than the core.
The redevelopment story behind all this is worth knowing if you own here. North American Properties removed the old central roundabout to build three new venues called The Parkway, The Plaza, and The Grove, with three standalone retail "jewel boxes" along The Parkway and a 6,000 square foot green space on The Plaza anchored by a 16 by 20 foot LED screen and a covered stage. That is the mechanism behind the "why is Birkdale under construction again" question. It is also why the tenant mix is the one you are seeing now rather than the one you remember.
Rosedale and Exit 25 are catching up faster than most people notice
The under-told story is what is happening five minutes north and east of Birkdale. Smashburger opened at Rosedale on February 25, 2026, at 12905 Rosedale Hill Ave., a 1,600 square foot store positioned right off I-77 at Gilead Road. It is the chain's fourth North Carolina location, and locally it is a signal, not a sandwich shop. Rosedale is now credible enough foot-traffic-wise to pull a national concept that had been circling Charlotte for years.
At Exit 25, the La Victoria Cocina Mexicana & Bar building (which was an IHOP before that) closed and is being taken over by Rio 150 Mexican Restaurant, which built its name at the original NC 150 location in Mooresville in 2015. This will be Rio 150's fifth Charlotte-area store, with entrees priced $15 to $20 and lunch combinations under $10. That is a meaningfully lower ticket than most of what has opened at Birkdale in the last two years, and it matters for the everyday-lunch question that Huntersville has struggled to answer at that price point.
Cocotte, the French-inspired bakery already operating in Cornelius, is preparing its second Lake Norman location here as well. Handmade croissants, pastries, sandwiches, coffee. If you have been driving to the Cornelius shop, you can stop soon.
Town1 broke ground, and NC 73 gets wider starting this fall
Two forward-dated items are worth putting on your radar because they will change daily routines before they change headlines.
The first is Town1, the mixed-use project that broke ground this year with NASCAR driver Joey Logano among the principals. It will span more than 400,000 square feet of commercial space and introduce a pedestrian-focused urban center, described by local coverage as the most ambitious Huntersville project since Birkdale Village opened in 2003. Whatever you think about that comparison, the scale is real.
The second is the NC 73 widening. Per the Birkdale Village ownership team's own filings, NCDOT will expand NC 73 from four to six lanes starting in the fall of 2026, implement a synchronized street along the corridor, and add a third lane out of Birkdale Village. If your commute or your Saturday errand run touches NC 73, plan for construction impact this fall and route around it early. The upside is a road that finally matches the traffic volume it carries. The near-term is orange barrels.
The late-summer calendar, at a glance
Between now and the end of September, here is what is actually on:
- Through August 30 — The Town's America's 250 Anniversary Flag Display on the Town Center lawn at 105 Gilead Road, marking the country's semiquincentennial year.
- August 14 — Town of Huntersville Night with the Kannapolis Cannon Ballers at the ballpark.
- August 15 — Robot Block Party at the David B. Waymer Recreation Center, from 1:30 p.m.
- August 29 — Lake Norman Bluegrass Jamboree at Lost Worlds Brewing (19700-D One Norman Blvd., Cornelius), free, family- and dog-friendly, 3 to 10 p.m., if you are willing to cross the line for a night.
- September 19 — Howdy Huntersville at Veterans Park, 201 Huntersville-Concord Rd.
- Ongoing summer — Lake Norman HarborHippos summer-league baseball at Huntersville Athletic Park, the Birkdale Village Commons Market on Sundays at 8712 Lindholm Drive, and Live Under the Oaks at Birkdale.

The utility footnote most residents missed
Two civic items that affect you as a homeowner and rarely make the neighborhood-chat rounds:
As of July 1, the Town of Huntersville began operating its own electric distribution system, ending the prior contract with ElectriCities of North Carolina. Tyler Beardsley is the new Electric Director. If you have been getting bill inserts about "important updates about your electric service" and setting them aside, they are real, and worth ten minutes.
Charlotte Water also implemented Mandatory Water Restrictions under Low Inflow Protocol Stage 2 beginning May 15, 2026, in response to dry conditions in the region. That affects irrigation schedules, and it affects listing-photography timing for anyone thinking about selling this fall.
Finally, the Town was awarded a $500,000 Parks and Recreation Trust Fund grant to develop First Responders Park, formerly known as Fire Station No. 4 Park. That is a park you do not have yet, funded by a grant you can go read on the state's PARTF page. It is the kind of quiet win that shapes the next five years of walkability in the neighborhoods around it.
One more thing worth saying out loud
U.S. News & World Report ranked Huntersville #36 on its list of the 250 Best Places to Live in the U.S. for 2026-2027, judging on value, desirability, job market strength, and quality of life. Rankings come and go. What is more telling is that the ranking is landing in the same year that a national brewery-restaurant opened at Birkdale, a national burger chain opened at Rosedale, a family-owned regional restaurant took over the Exit 25 corner, a French bakery decided one Lake Norman location was not enough, and NASCAR money broke ground on a 400,000 square foot mixed-use district on the other side of town.
Those are five different investors making the same bet on the same year. Read the map that way and Birkdale stops being the whole story. It becomes one node in a network that finally has enough nodes to be called a network.
